Watkins & Company, Inc and founder Rick Watkins has a solid reputation as a visionary and leading edge pioneer of new practices in Kansas City real estate, while maintaining a high level of integrity and sense of community improvement. Some of these leading edge practices include innovative partnership structures, innovative financing strategies including some of the first securitized mortgage placed in the Kansas City area. Watkins facilitated an early entry to the Kansas City downtown revitalization movement, combining historic tax credits and TIF while assembling strategic acquisitions to make the Western Union Building Revitalization project viable. Watkins has also anticipated the explosion in Kansas City as a big box distribution location, buying land and pre-planning large facilities while building speculative distribution and warehousing facilities on a smaller scale; the company currently holds key distribution tracts of ground with pre-planned and approved buildings with incentives in place. Watkins has utilized innovative techniques such as a property tax and the Community Improvement District for stabilization of the historic Westport Entertainment District, providing reliable funding of the Westport Merchants Association which funds the security and common services for the community; additionally, Watkins spearheaded the sales tax Community Improvement District for streetscape improvements to the Westport landscape.

Projects Watkins & Company, Inc. has overseen include a seven building office condominium project near the KCI Airport, which is one of the first major office condominium projects in the metro area and is being built utilizing many "green components". Watkins embarked on a truly visionary project five years ago to gain approval for a MotorSports complex, utilizing a new concept as a country club type facility where MotorSports enthusiasts can learn to drive their street cars or purpose built race cars in a safe controlled environment. The site has been secured adjacent to KCI Airport, for the KCI Motorsports Park. The new road course has been received a positive welcome from the Kansas City racing community and others. Phase I Construction is indefinitely on hold due to the various issues including the current economic condition. Keeping with the reputation for innovative and unique developments, Watkins & Company, Inc. has set their sights on several key properties in Mexico and will be offering potential vacationers and investors a chance to hold equity in numerous diverse pieces of Mexican paradise.
