A former Fortune 500 Executive, Tim brings 25 years of significant real estate development and construction management experience to Watkins & Company, Inc. Tim is an accomplished professional who has extensive experience domestically and internationally in strategic site assessments, multiple strategic real estate acquisitions, economic analysis, the management of planning and zoning for large scale retail/commercial projects such as Village Pointe, Riverside County, California ($100M) capital cost estimates, design/construction from concept to occupancy and asset management in over 40 states, including New York City. Many of those developments included complex local and state tax incentives, credit enhancement and securitization plans. Tim's development and construction experience ranges from small tenant improvements to large scale country club communities, national retail chains KMART and WAL MART, Class A commercial office facilities such as Nextel's Corporate Headquarters in Reston, Virginia ($50M), Net2000's corporate headquarters in Herndon, VA ($17M) public sector facilities for the National Institute of Health, Architect of the Capital and the General Services Administration including the EPA Region 7 Headquarters ($35M) in 1999. Tim managed the successful proposal team which submitted the winning bid for the design/build of the EPA Region 7 Science and Technology Center ($17M). Tim's experience also includes highly technical industrial projects including energy, refinery and pharmaceutical facilities for client companies Southern Company, Alliant Energy, PacifiCorp, Dow Chemical, Exxon and Merck, with single projects as large as $960M. Tim is especially adept at managing complicated fast track design/build projects. As leader and member of development teams he has shared in awards from the United States Green Building Council, the LEED"S Platinum Award, the Gold Award, and the White House's "Closing the Circle Award" for the design of environmentally sustained buildings. Tim has been involved in the Urban Land Institute, as well as other national professional organizations for over 20 years. His undergraduate degree is a Bachelor of Arts in Business and Political Science with an MBA in Public Finance. Tim has been involved in a variety of civic activities throughout his career including serving on the Board of Directors of the Metro 3 Arthritis Foundation. Back to Employee Bios
